A ceiling fan needs a fan-rated box, not a light box — that's the part most people find out the hard way. OSB installs and replaces fans throughout Silver Beach, including rooms that have never had a ceiling fixture at all.
“We had knob-and-tube in the attic and our insurer was getting nervous. They rewired in stages so we never lost power for more than a few hours at a time.”
“Office fit-out on a tight deadline. They worked around our contractor, hit every date, and the inspection passed first time.”
“Six recessed lights in the kitchen and a dimmer that actually works. The ceiling patch was so small I didn't need a painter.”
Replacing a fan where a fan-rated box already exists is a quick flat-rate job. Adding a fan to a room with no fixture costs more because it needs a box, a switch leg and a cable run.

You do — a fan-rated box that carries the moving weight. A standard light box isn't built for it and is the most common thing we replace.
Yes, with a three-wire run or a remote/smart control if fishing a new cable isn't practical in your Silver Beach home.
We do, using damp or wet-rated fans on GFCI-protected exterior circuits.
